State Bridge Lodging Terms and Policies - Guest Version

Initial Review: If the guest makes any payment before reviewing this document and finds the terms unacceptable, a full refund is available, if notification is made within 48 hours of the payment.
Beyond the base rate, an additional charge of $5 per night applies to; (A) occupants over age 13, except the first two; (B) Vehicles over 15 feet in length; (C) each pet. These charges will be adjusted from the initial quote or payment, if necessary, to match the actual use. Propane tanks may be rented for $10 the first day, $5 each additional day.
Term of rental
The guest is guaranteed occupancy only until the end of the period for which payment has been made.
1) Guests are liable for charges covered herein for the entire period during which they or their belongings remain in the unit.
2) State Bridge may remove all property from a unit after it has been vacated.
3) Keys must be returned upon vacating a unit. A guest may not re-enter after checkout.
You must provide a credit card or debit card at the time of booking the reservation. If you provide a credit card, it will pre-authorized (not charged) for $100 or the cost of the stay (whichever is greater), 10 days before check-in. If you provide a debit card, it will be charged a security deposit of the same amount, 10 days before check-in. The security deposit will be refunded in full if cancellation is made before any payments are due. Additional charges accrued during the stay will be charged to the credit card or security deposit. Sales tax of 4.4% will be added to all charges.
Due dates: If you are booking 10 or fewer days before check-in, the full amount is due at that time. If booking more than 10 days before check-in, a non-refundable advance deposit equal to 15% of the cost of the stay will be charged at that time, The remainder will be due 10 days before check-in, charged to the card on file unless alternative payment is provided, or the reservation has been canceled.
Cancellation: A refund of 85% of the cost of the stay will be provided for cancellations made 10 or more days prior to check-in. After this point, refunds are available only for any period of time the unit is resold.
Special Dates: You may be notified, before booking, of modifications to the due dates and cancellation policy for certain dates. They will not be modified once you have paid a deposit.
Extension: The guest’s reservation may be extended after check-in, for up to 28 additional days, with full payment required prior to the end of the existing reservation. Even if the full reservation then exceeds 30 days in length, the guest waives any rights of tenancy. An additional security deposit may be required.
Card on File: We require a valid credit card or debit card on file with available credit or funds equal to any payments due within 10 days. You must immediately replace any card that violates this requirement. Inability to charge a card for the full amount upon the due date may result in immediate termination of the stay. Payment will be due for the entire period during which the unit is occupied or not fully vacated.
All units come with bath house access, for guests and their guests.
Cabins come with full bedding. Yurts have only fitted sheets on the mattresses.
Cabins have electric baseboard heat, mini refrigerators, and microwave ovens.
One 1500W electric heater is provided in each of Yurts 1-6.
Guests are welcome to grill on their cabin or yurt decks. It is recommended to bring one’s own grill, but a number of grills of varying type and condition are located on the property and may be borrowed if not in use by another guest. Propane tanks may be rented for $10 the first day, $5 each additional day.
All vehicles parked overnight must be registered with State Bridge (license, make, model, color). Vehicles over 15 feet in length are charged an additional $5 per night (unless the reservation is specifically for occupancy in the vehicle). By law, parking is not permitted along the road, and the County enforces this. Please use our lots.
All of our lodging units are non-smoking. There will be a charge of $150 if smoking does occur inside any unit, or the smoke detector is disabled. You may smoke outside the units, using the designated smoking receptacles
Pets must be declared at or before check-in. They are allowed for a fee of $5 per pet, per night. There is a maximum of 2 pets per unit. Guests are responsible for any damages incurred by their pets, cleaning up waste, and keeping the pet under control. Outside the units, dogs must be kept on leashes. Violating any part of this policy results in an extra charge of $30 per pet per day, and may be grounds for expulsion.
Glass is permitted only inside your lodging unit or on its deck. You may not walk the premises with glass items at any time. Leaving broken glass on the ground will incur a $50 cleanup charge and possible expulsion.
All guests will be held 100% responsible for any damages done to the property by their unit’s occupants or guests.
Do not leave trash or animal/human waste on the ground. Use the trash cans provided. Urination and defecation on the ground are not permitted, and may result in eviction and cleaning charges up to $250. Guests must keep clean the immediate vicinities of their units.
All people on State Bridge property are required, within reason, to avoid disturbing the peace of others, through noise or otherwise. If you are unsure, ask your neighbors. Please do not hesitate to let staff know if anyone, including staff, is disturbing your peace.
The guest must vacate the unit by 11 am on the day after the last night of paid occupancy. Personal items, trash, and food should be removed; excessive amounts may be subject to cleaning charges. Unreturned keys are subject to a $25 charge per set. Keys may be returned to a staff member or placed in the drop box on the front of the store. They may be left in the room, but the guest is liable if they are not found by staff.
authorize Management to charge the credit card on file or security deposit for:
- Additional charges incurred, such as for unpaid charges, smoking, pets, and late checkout;
- Repair or replacement of any broken or missing items, or for any damage beyond normal wear and tear;
- Housekeeping charges for excessive cleaning;
- $15.00 charge plus cost of postage for retrieval and return of any items left by guest.
Management and owners are not responsible for accidents or injury to guests or their property or the loss or theft of or damage to money, jewelry, automobiles, or valuables of any kind. Management reserves the right to refuse service to anyone. Management is not responsible for items left in the unit upon check out. Guests who have not vacated their rooms at the scheduled times (and their belongings) may be removed from the room without notice. On some dates, late check-out may not be available. Management reserves the right to immediately evict any guest that is causing disturbance or discomfort to any other guest. Any violations of the rules and regulations of the property will result in immediate eviction at the expense of the guests for the full duration and cost of the lodging agreement. We cannot guarantee any amenities, facilities, or services not specified in writing.
